PEAK Home Management will visit your home weekly or bi-weekly and conduct comprehensive interior and exterior visual inspections. The services listed below are all included in our monthly subscription. Following each visit, we will provide you with a detailed post-inspection email report with photos of your residence.

Ensure all exterior doors and windows are locked. Inspect for obvious interior damage, water intrusion, odors, and evidence of pests or rodents in each room.
Visual inspection and running of all plumbing fixtures while checking for leaks and proper water pressure. Sinks, toilets, showers, and bathtubs are checked. Any cracks in shower grout will be noted as well. Garbage disposals will be cleaned each month. Hot water heaters will also be inspected for any obvious leaks.
Visual inspection and confirmation that your system is in proper working order via thermostat temperature confirmation. We will check your HVAC filters and can replace as needed. We will also check your exterior compressor to ensure it is clear of leaves/debris/snow.
We provide a monthly septic system treatment to help prevent any back-ups or odors.
Visual inspection and testing of all home appliances and televisions to confirm they are in proper working order.
Weekly testing of interior and exterior light fixtures. We can replace bulbs within our ladders reach for a minimal fee. Breaker boxes will be inspected for any tripped circuits.
We can water while you are away.
Monthly testing of each detector and we can replace batteries when needed.
Visual inspection for water intrusion. Interior fireplaces will be vacuumed monthly.

Conduct a walk-around of your home’s exterior looking for any foundation cracks or possible water intrusion into the basement/crawlspace. Will also visually inspect for rodent/pest presence. Home siding and decks will also be visually inspected. Check driveway for wash outs or any other obvious problems.
Visual exterior inspection of your roof for any possible signs of leaks or damage and note any excessive moss and mildew presence. Will also visually inspect interior via your attic if/when possible. Gutters and downspouts will also be checked.
Weekly “light” yard maintenance performed to ensure your home’s appearance is well-kept and always has a lived-in look. This may include leaf blowing of your driveway and walkways. We will also confirm your professional yard maintenance has been performed. Post-storm debris will be picked up and removed unless there is significant damage, which will be communicated immediately.
Weekly manual running of generator to ensure unit is in working order. Many owners are away during a weekly “exercise” of their generators and unaware if the unit is properly functioning.
Exterior whole-house propane tank levels will be checked and reported on a weekly basis. If you have a propane grill, we will check that level as well.
Exterior hose bibs will be inspected for any leaks.
All mail and packages will be placed inside your home.

As the seasons change, PEAK Home Management will also adapt to the seasonal needs of your home. Our winter services are included in your monthly subscription. We will close foundation vents and check exterior doors and windows for drafts to help lower heating costs. Any exterior hose bibs will be covered to help prevent freezing. We will also note any excessive snow/ice build-up on your roof. For an additional fee, we can provide snow removal upon request.
The Highlands-Cashiers Plateau experiences high winds and heavy rains. Following any severe storm your home will immediately be checked and you will be contacted if there is damage.
